MANAGEMENT AND MAINTENANCE

Management is accessible during our regular business hours, as our office is open six days a week. We are committed to providing support and being available for any inquiries or assistance needed.

At Country Club at Valley View, we have an on-site maintenance team ready to assist! Submit a maintenance request through the online portal or get in contact with the office to ensure the request is addressed as quickly as possible.

Our service technicians can complete maintenance requests even if you’re not home. If you prefer to be present during the service, you’re welcome to do so.

To ensure prompt service, please submit all maintenance requests through your resident portal. If you experience any difficulty, our team is glad to assist you.

If you find yourself locked out during business hours, stop by our office, call our leasing team, or submit a help request online! If you are locked out after hours, you can call our emergency maintenance line or contact a locksmith if necessary.

AMENITIES

We offer easy access to covered parking for your comfort and convenience.

Our community offers an exceptional range of amenities designed for comfort, convenience, and an active lifestyle. Residents enjoy 24-hour emergency maintenance, controlled access, and covered parking in a welcoming, 55+ environment. Stay active in our fitness center, heated pool, spa/hot tub, or with activities like line dancing, shuffleboard, and putting green practice. Socialize in the clubhouse, craft room, or during planned events organized by our full-time activities director. Additional features include a business center, laundry facility, on-site beauty salon, and DSL internet access. Enjoy the outdoors in our beautifully landscaped courtyards and gazebos with barbecues, and take advantage of the casino bus service and nearby public transportation. Our courteous staff is always ready to make you feel right at home.

We love pets! Our community is pet-friendly, and your four-legged family members are welcome here. There is a $300 non-refundable pet fee per pet. Monthly pet rent is $40 for pets up to 50 lbs and $50 for pets over 50 lbs. For everyone’s safety and comfort, aggressive breeds are not allowed.

Our apartments are unfurnished, meaning they are a blank canvas for you to create. Fill your space with what matters most.

ADMINISTRATIVE AND LEASING

Application approval times may vary based on background, state, and credit. Please know that we are working diligently to process your application as quickly as possible and will keep you informed every step of the way.

You can pay your rent conveniently online through our resident portal using a credit card, debit card, or bank account. We also accept personal checks and cashier’s checks for your convenience.

Renter's Insurance is required. We offer a master policy for all our residents, or you may supply your own 3rd party policy. For more information on renter's insurance, contact our leasing team, who would be happy to discuss!

If your situation changes, we require a 60-day notice and two-month termination fee.

At Country Club at Valley View apartments, our staff will set up your utilities, but you will be responsible for setting up your electricity service with NV Energy. 

Utilities such as water, trash, sewer, pest control and hot water,  will be the responsibility of the resident and are not included in the rent.

LOCATION AND DIRECTIONS

We offer a scheduled shuttle bus service that provides transportation to various destinations throughout the month. In addition, public transit is conveniently located just outside the property.

FOR FUTURE RESIDENTS

To apply for your new home at Country Club at Valley View, visit the Floor Plans page and apply now! You are also able to apply through the Applicants link at the top of the site.

When reviewing an application to rent at Country Club at Valley View, we conduct a criminal background check, verify rental history, analyze credit history, and income-to-rent ratio. If you have questions about our application process, please contact our leasing team to speak with one of our friendly team members.

Applicants must have verifiable income equal or greater to 2 times (gross) the market rent. Guarantors must have original, verifiable income equal to or greater than 6 times (gross market rent).

Past rental qualification is at least 1 year of verifiable 3rd party or mortgage payment history.

Our property uses NOVA Credit Screening to verify income. If no records are found using this software, you may be asked to provide another verification method, such as banking information or past paystubs, to validate income. 

Our system generates a risk vs credit score. Bankruptcies, judgments, and balance(s) owed to other management may cause an applicant to be denied.

Country Club at Valley View provides the support of a full-service management company with all the modern conveniences that the industry offers. Anything you, as the resident, need is just a call away, ranging from home services to customer services. Contact us with any questions, and we can't wait to welcome you home.

Tour one of our beautiful homes for free! Make sure to bring your valid government-issued ID to tour.

We accept both appointments and walk-ins. In order to get the full experience, schedule a tour to prevent any wait time and to ensure you can ask all the questions about your new home.

Your apartment will be prepped and ready for you to move in. We make sure your home is professionally cleaned, painted, and functioning properly so that when you move in, you're ready to relax at home.

Our community is located in the heart of Las Vegas, and due to the urban environment, noise levels are expected to be moderate.

We want you to make your new space home! You can decorate, but please keep in mind you may be charged for hole repairs if you hang art or TVs. If you have a question about what types of decorations are permitted, please call our leasing team!

In addition to rent and utilities, there are monthly fees that include a $19 renter’s insurance fee and a $5 activity fee.

Subletting and short-term rentals such as Airbnb, VRBO, etc. are strictly prohibited.

We want Country Club at Valley View to be as peaceful for all our residents as possible! Building quiet hours are from 10 pm to 8 am. All of our community spaces are ready for your use without any charges!
